If you are thinking about investing in a loft conversion, you likely have many questions about the building process, planning requirements, and practical considerations. To help, we’ve compiled answers to some of the most frequently asked questions we’ve received over the years.

Can my loft be converted?

Most lofts can be converted, but it depends on the existing head height. Measure the distance from the highest point inside your loft down to the top of the ceiling joists—if this distance is 2.3 metres or more, then the answer is likely yes.

Will I need planning permission?

The majority of loft conversions do not require planning permission, as they can usually be completed under your permitted development (PD) rights, provided you haven’t already used your allowance. For example, in a typical terraced house, you can build up to 50m³ combined in the loft and any extensions.

For instance, a standard dormer conversion typically uses around 20m³. If you already have a large extension or conservatory measuring 25–30m³, you would still have 20–25m³ available—more than enough for a dormer.

Will plans need to be drawn up?

How long does a loft conversion take?

An average loft conversion typically takes around 4–6 weeks to complete, depending on the size and complexity of the project. The expected timescale for your specific project will be confirmed before work begins.

Will there be much disruption to our daily lives?

We always aim to minimise disruption. Most of the work—around three-quarters—is carried out by accessing the house via scaffolding on the roof. We only enter the house once the roof is weatherproof and covered, at which point we install the staircase.

Will a conversion add value to our home?

It is well established that a loft conversion can significantly increase the value of your home, particularly if it includes an additional bathroom.
